About the Residences

What types of floorplans are available at Woodside Village?

We offer 11 unique floor plans, ranging from open-concept studios to spacious three-bedroom apartments. Each of our Kansas City luxury apartments is elegantly designed for diverse lifestyles and comfort.

How can I check the availability of the apartments?

You can check our Availability Map on the website to view apartments by location. This feature allows you to browse our floor plans by type and size, ensuring you find a space that suits your needs. We also offer a waitlist option for all floor plans!

What features and finishes can I expect in the apartments?

Our apartments for rent in Westwood combine comfort, elegance, and convenience in each unit. Detailed specifications about features and finishes can be found for each floorplan on our website.

What lease terms does Woodside Village North offer?

We currently offer four-to-fourteen-month leases. All available apartments outline the various move-in dates and corresponding lease terms so that you can choose what works best for you. Residents can choose to continue month-to-month at the time of renewal as well.

Is parking available, and is there an additional fee?

We do provide one reserved parking space in the controlled access garage as part of your monthly rent. Additional garage spaces can be added for $125.00/month. Uncovered reserved spaces in our surface parking lot are $65.00/month, and partially covered reserved spaces in our surface parking lot are $85.00/month

When do I need to submit my notice to vacate?

We require a 60-day written notice to vacate from all residents. The Notice to Vacate form is made available to residents upon request.

Which utilities and other monthly charges will I be responsible for?

Outside of your monthly rent, each apartment is responsible for:

  • Water/Sewage usage is (allocated and billed by RealPage AUM, posted monthly along with rent and all other lease charges to the Resident Portal).
  • Water/Sewer Billing Fee: $3.00/month
  • Valet Trash Service: $30.00/month
  • Pest Control Service : $3.00/month
  • Electric service – set up by the resident and paid directly to Evergy

Additional Add-On Options Available:

  • Cable & Internet – fiber-ready for AT&T or Google Fiber (resident selects and pays provider directly)
  • $118.64/month – secondary discounted Club Woodside membership (registration fees waived). Paid directly to Club Woodside on the 14th of each month.
  • $65.00/month – additional reserved surface parking (uncovered)
  • $85.00/month – additional reserved surface parking (partially covered)
  • $125.00/month – additional reserved secure-access garage parking
  • $35.00–$65.00/month – storage lockers (various sizes)
  • Pets: $200 registration fee + $200 refundable deposit + $30.00/month pet rent

Situational Costs:

  • Returned Payment Fee (NSF): $55.00/per occurrence
  • Renters Liability Only - Non-Compliance: $23.00/month
  • Lease Violation: Variable
  • Access Device – Replacement: $50.00 - $100.00 per device
  • Reletting Fee: No less than 100% of the monthly rent.
  • Access Fee - After Hours: $75.00
  • Damages: Actual Cost + Labor
  • Late Fee: $50.00 initial late fee + $5.00/day until paid in full
  • Lease Termination/Buy Out: Two-month’s rent (200% of Rent)
    • Written 60-Day Notice is also required
  • Utility Processing Fee: $25 per invoice processed by management
  • Utility - Vacant Cost Recovery: Usage-Based
  • Insufficient Notice Penalty Charges
  • Transfer Fee: $750.00 - $1,500.00 (based on transfer type)

Is renters’ insurance required?

Yes, each resident is required to have renter’s insurance. You are welcome to provide your own 3rd party policy as long as the policy meets all of our insurance requirements. We do also provide renter's insurance through ResidentShield. The monthly rate is based on each Resident’s personalized coverage choices.

Residents without renter’s insurance on file with management are automatically put on ResidentShield’s Master Policy. The Master Policy is a forced‑placement liability‑only policy that ensures all residents maintain the required coverage. This protects residents from paying out of pocket in the event of property damage when no compliant third‑party policy is active. Residents without compliant renter’s insurance are automatically put on the Master Policy and billed $23.00/month until compliant proof of coverage is provided.

What is the process for submitting a maintenance request?

Maintenance requests can be submitted via the Rent Café Resident Portal, the Rent Café App, or by contacting the leasing office.

Our residents can expect a myriad of amenities, including close proximity and discounts to the Village restaurants and shops, parcel pending lockers for oversized mail and deliveries, underground, gated parking with direct floor access and the use of luggage and grocery carts in the garage.
